Roof Inspections in Palatka

We walk your roof, check the flashing and look in the attic, then tell you plainly what we found and why it matters. You get photos, a clear read on condition and an honest answer on whether anything needs doing at all.

What an Inspection Tells You

A roof inspection is a close, hands-on look at the parts of your roof that keep water out: the covering, the flashing, the vents, the edges and the decking underneath. People usually book one for a handful of reasons. A home sale or purchase is coming up, the roof has a good number of years on it, a hard storm just blew through, or a stain or odor has them wondering what is going on overhead.

Most roof problems start small. A cracked pipe boot, a lifted shingle tab or a rusted fastener on a metal panel can let moisture seep quietly into the decking, often long before anything shows indoors. Our job is to find those early, name the cause and give you options in order of importance.

We are a licensed general contractor, and we inspect the same way we would want our own roof inspected: slowly, with a camera in hand, and with no assumption that the answer has to be a new roof.

What We Check on Every Visit

Roof covering
We look for cracked, curled or missing shingles, granule loss, loose or dented metal panels, and slipped or broken tile. Dark streaks from algae get noted too, along with whether they are cosmetic or holding moisture.
Flashing and penetrations
Chimneys, skylights, wall transitions, pipe boots and roof vents are where most leaks begin. We check the seals, the metal and the fasteners at each one.
Decking and soft spots
Walking the roof tells us a lot. Spongy areas usually mean the decking underneath has taken on water, which changes whether a repair will hold.
Attic airflow and moisture
Up in the attic, we study the underside of the decking for stains and pinpoints of light, feel the insulation for dampness, and see whether hot, humid air has a way to escape. A roof that cannot breathe wears out faster, whatever it is covered with.
Gutters and drainage
We check that gutters are attached, sloped and clear, and that water is carried away from the fascia and foundation. Overflowing gutters can rot roof edges from below.
Photo record and plain summary
We hand over pictures of each issue along with a short, plain-language summary. It sorts what needs attention soon from what is simply worth keeping an eye on.

Signs It Is Time for an Inspection

  • A ceiling or wall stain

Even a faint ring tells you moisture has found a path inside. Water tends to travel along the framing before it falls, so the actual opening on the roof can be several feet from the mark you see.

  • Your roof is past its middle years

Shingle roofs that have spent fifteen or more summers under Florida sun deserve a closer look. Knowing the condition lets you plan rather than react.

  • A strong storm just passed

High wind can lift and crease shingles without tearing them off, and that damage is hard to see from the ground. Our post-storm inspections are free.

  • Granules in the gutters

A layer of grit at the downspouts means the shingles are shedding their protective coating faster than they should.

  • You are buying or selling

An independent read on the roof helps you price the home fairly and avoid surprises after closing.

  • Musty smell in the attic

Damp insulation or mildew on the decking points to a slow leak or trapped humidity.

How the Visit Runs

  1. 1

    You book by phone

We ask a few questions about the roof's age, any leaks and what prompted the call. Then we agree on a day and time that fits your week.

  2. 2

    Outside, then up top

First we circle your home from the ground to look at the edges, gutters and roof lines. Then we climb up and move across the roof one section at a time, in soft-soled shoes, keeping weight off fragile spots such as tile and older skylights.

  3. 3

    Inside the attic

When we can reach the attic, we study the bottom face of the decking, the insulation and the vents. What we see from below often confirms what showed up on top.

  4. 4

    Findings, explained

Before we leave, we go over the photos with you and explain the cause of each issue in plain terms. If work is needed, you get a free, no-obligation estimate, and nothing is scheduled unless you ask for it.

What Affects the Cost of an Inspection

Post-storm inspections are free, and so is the estimate if we find work worth doing. For other visits, such as a detailed condition report for a sale, the effort depends on the roof itself. We tell you on the phone what applies to your home before anything is booked.

Size and steepness
A bigger roof has more sections to walk and photograph. A steep slope calls for slower, more deliberate footwork and sometimes extra safety gear.
Roofing material
Shingle, metal and tile each have their own weak points, and tile needs extra care to avoid cracking pieces while we move across it.
Access
Tall two-story eaves, tight attic hatches or heavy tree cover add time and sometimes extra equipment.
How much documentation you need
A quick condition check is simpler than a full written report with labeled photos for a buyer, seller or insurance file.

Roof Inspection Questions

Something not covered here? (904) 789-5019

How long does a roof inspection take?

Many visits run around an hour. Larger homes, steep roofs or tile can take longer. We would rather be thorough than fast, and we will give you a sense of timing before we start.

Do I need to be home?

Not always. Being there makes the attic portion easier, and it lets us show you the photos in person when we finish. If your day does not allow it, we can talk through everything we found by phone afterward.

Will you try to sell me a new roof?

No. Many inspections end with nothing to fix or a small repair. If a roof replacement is the honest answer, we explain why with photos, and we also tell you what a repair would buy you in the meantime.

Can an inspection help with an insurance claim?

Yes. After a storm we document damage with photos and notes, and we work directly with your insurance adjuster on storm damage claims. Whether something is covered is the adjuster's call; our part is giving them a clear, accurate record of what is on your roof.

What happens if you find something that needs fixing?

You get a free, no-obligation estimate that lists the work in order of importance. If you go ahead, our repairs carry a 5-year workmanship warranty, and financing is available for larger projects.
